Preparing to Sell

"What do you need to consider when preparing to sell your home?"
There are many things to consider when preparing to sell your home, and the more prepared you are for the journey, the easier it will be. Here are some basics to consider:

Presentation is everything. You'd be amazed at the difference "cosmetic" improvements can make in how buyers react to your home. So you may want to spend some time sprucing up your home with paint and landscaping as well as taking care of necessary repairs you may have been avoiding. This not only will help you get the very best price, but may help you get an offer sooner. I will provide you with a detailed " to do" list as part of my marketing plan.

Make arrangements for pet care. If your house is also home to a cat or dog, this should be noted in your listing sheet so that real estate agents act with due caution. You may want to close your pets off in a separate room or fenced area outside, or request advance notice when your house is to be shown. The value of placing a lock box on your home is essential to your marketing strategy. This is not a social call. When advised of a showing appointment, make it a point to be gone when the buyers arrive. This is not the time to share every detail right down to the tree you planted in memory of Uncle Bob with the perspective purchasers. In most cases they are on a tight schedule and can not allow for, all be it helpful, idle chit chat. Leave the information sharing to real estate professionals.

I will provide you with a detailed Market Analysis of your home. It will include up to the minute market information including active listings, current sales and market conditions. I will also provide you with a 30 day calendar detailing your activity. It will include but not be limited to the following;

Office tour: This is when all of the agents from the office will preview your home. We do an extensive amount of advertising, it's better to sell a house over the phone when you have seen it.

Broker's tour: This is done every Tuesday in our marketplace. All of the Realtors are invited to preview the listings when it is new. This gives me a chance to discuss special features about your home with the agents face to face.

General Open House: This is when the general public is invited to view your home during a determined time frame.

Photographer: I will provide you with the services of a professional photographer to photograph your home to be displayed on the different web sites that I use for marketing. During this visit we will stage your home, if necessary, giving it the ultimate opportunity to sparkle for the camera.

I will also provide you with a list of dates detailing the advertising and web site schedule for your home. The Market Analysis will also include a Seller's Net Sheet which would give you an estimate of the cost involved in selling your home and the probable net amount you would receive at a given price point.
